East Shawnee, the established side

The eastern half of Shawnee, neighborhoods around Nieman Road, along Shawnee Mission Parkway, and up toward the Merriam border, has homes dating back to the '50s and '60s. A lot of these are modest ranch-style houses on mature, tree-lined streets. The roofs on these homes have been through a lot. Some are on their second or third set of shingles. We frequently find older ventilation setups that could use upgrading, and occasionally there's still a layer of old shingles underneath the current ones. The homes have great character, they just need roofs that can keep up.

West Shawnee: newer builds, different challenges

Head west past Woodland toward Mill Creek and Monticello and the houses get newer and bigger. Lots of two-stories built in the late '90s and 2000s, HOA neighborhoods with specific appearance requirements, and more complex roof designs with steep pitches, multiple valleys, and architectural details. The roofs out here tend to be in better shape due to age, but the complexity means repairs and replacements take more planning. And like everywhere else in Johnson County, builder-grade materials on homes from that era are starting to show their age.
