Merriam and Mission don't get the same attention as Overland Park or Leawood, and honestly, the people who live there seem just fine with that. These are compact, community-first cities right in the heart of Johnson County. The homes are mostly from the 1950s through the 1970s: built solid, maintained with pride, and sitting under mature trees that have been growing since Eisenhower was president. We've done a lot of work in both towns, and we keep going back.
Older homes, specific challenges
Homes in Merriam and Mission have a lot of the same characteristics. Ranch and split-level designs. Lower roof pitches. Original board sheathing under the shingles. Many of these homes have been re-roofed two or three times, and on some of them, previous roofers layered new shingles over old instead of tearing off. That shortcut catches up with you: extra weight on the structure, trapped moisture between layers, and shingles that don't lay flat because they're sitting on top of curled old ones.
- Multi-layer roofs that need a full tear-off down to the decking
- Board sheathing that may need plywood overlay for proper nail penetration
- Low-pitch areas that need ice and water shield, not just felt paper
- Older flashing details around chimneys and dormers that need updating
- Mature trees that drop debris, hold moisture, and shade the roof
Revitalization and investment
Both Merriam and Mission have been putting real money into their communities. The Merriam Town Center development, the revitalized Johnson Drive corridor in Mission. These investments are raising property values and bringing new life to the area. Homeowners are following suit, upgrading kitchens, remodeling bathrooms, and, this is where we come in, replacing roofs that are past their prime. A new roof is one of the highest-ROI improvements you can make, and when the whole neighborhood is leveling up, it makes even more sense.
