Roofing for Lee's Summit, From Downtown to Longview

Lee's Summit is one of the fastest-growing cities in the Kansas City metro, and that growth shows up clearly from a roof. Large stretches of the city went up between the late 1980s and the 2010s, in subdivisions off Chipman Road, around Longview Lake, and out toward Lakewood.

Homes built in that window mostly went on with builder-grade architectural shingles rated for 25 or 30 years. Do the arithmetic and a very large number of Lee's Summit roofs are arriving at their first replacement within the same few years of each other.

That timing matters, because a roof at the end of its rated life is exactly the roof a hailstorm finishes off. The Missouri side of the metro sits in the same hail corridor as Johnson County.

The 2026 season was the most active on record for Kansas City, with 244 severe thunderstorm and tornado warnings issued through late April alone. On a five-year-old roof a hail event is often cosmetic.

Downtown Lee's Summit is the exception to the newer-construction rule. The historic district around Third Street and Douglas has pre-war homes with steeper pitches, real dormers, and more complicated flashing details than anything in a modern subdivision. Those roofs take longer, cost more per square, and reward a crew that has done them before.
