Roofing for Independence's Older Housing Stock

Independence has some of the oldest continuously occupied housing in the Kansas City metro, and it shows in the roofs.

The neighborhoods around the Independence Square and the Truman Home district include pre-war homes with steep pitches and complicated rooflines, while the broad ring built out after the Second World War is dominated by low-slung ranches on simple gables.

Those two housing eras fail in completely different ways, and pricing them the same is how homeowners end up surprised.

On the older homes, the recurring problem is layers. A house that has been standing since the 1920s may be carrying its third or fourth roof, sometimes with two coverings still stacked on the deck.

Missouri and Kansas both follow the same code limit of two layers, so a third means a full tear-off before anything new goes on.

It also means the deck underneath has not been inspected in decades, and soft decking is common enough here that we quote a per-sheet replacement rate up front rather than surprising you mid-job.

The post-war ranches have a different weakness. They were built before attic ventilation was well understood, so many have inadequate intake at the eaves and no continuous ridge vent.

Heat builds in the attic and cooks the shingles from underneath, which is why a 25-year shingle on an unvented Independence ranch often gives up closer to 18. Fixing the ventilation during a replacement usually costs a few hundred dollars and buys back years of shingle life.
