There's a reason people love Prairie Village and Roeland Park. The tree-lined streets, the brick ranch homes, the neighborhoods where everybody knows their mail carrier by name. These are some of the most well-established communities in Johnson County, and the homes have a character that newer subdivisions just can't replicate. But homes built in the 1950s and 60s come with roofing challenges that are worth understanding.

What we see on mid-century roofs

Most of these homes have been re-roofed at least once, sometimes twice. The original roofs are long gone, but the underlying structure tells the story. Lower roof pitches are common on ranch-style homes, which means water doesn't shed as fast and ice dams are more likely in winter. Original roof decking was often 1x6 board sheathing instead of plywood. It's solid lumber, which is actually great, but it can have gaps that need to be addressed during a re-roof.

    • Low-pitch roofs that need extra attention to ice and water shield
    • Board sheathing that may need supplemental decking in spots
    • Original plumbing vents and flashing details that are outdated
    • Multiple layers of old roofing that should be torn off completely
    • Mature trees that drop debris and hold moisture on the roof

Keeping the character while upgrading the roof

One thing we hear a lot in these neighborhoods: homeowners want a roof that performs well without changing the look of their home. Nobody wants a Prairie Village ranch to look like a McMansion. The good news is that architectural shingles come in profiles that complement mid-century homes perfectly: subtle, flat, and clean. We can match colors to the existing brick and trim so the new roof looks like it belongs on the house.

    The neighborhood feel matters

We've done a lot of work in both Prairie Village and Roeland Park over the years. These are tight-knit neighborhoods where people talk. When we're working on a house on 75th Street, the neighbors notice. They see how we treat the property: tarps down, nails cleaned up, the yard left the way we found it. That reputation matters to us because a lot of our work comes from one neighbor telling the next. That's how it should be.
