Leawood and Mission Hills: Premium Roofing for Premium Homes
Roofing a $1.5 million home in Mission Hills isn't the same as roofing a starter home in Olathe. Here's what goes into high-end residential roofing in KC's most upscale neighborhoods.

Leawood and Mission Hills are two of the nicest communities in the Kansas City metro. Big homes, mature lots, established neighborhoods with real character. The roofing needs here are different from what we see in most of our service area. The homes are larger, the materials are higher-end, the HOAs have opinions, and the expectations are (rightfully) higher. We work in both areas regularly, and here's what homeowners in these communities should know.
Bigger roofs, bigger considerations
The average roof in Leawood is significantly larger than a typical Johnson County home: 3,000 to 5,000 square feet of roof surface isn't unusual, and some of the estates in Mission Hills are even bigger. More square footage means more material, more labor, and more time. But size isn't the whole story. These homes tend to have complex roof lines: multiple levels, dormers, valleys, hip roofs, varied pitches on the same house. Every change in direction or pitch is a potential weak point that has to be detailed correctly.
Premium materials for premium homes
Standard 3-tab shingles don't belong on a $1.2 million home in Mission Hills. For these neighborhoods, we're typically installing premium architectural shingles at minimum: GAF Grand Sequoia, Owens Corning Berkshire, CertainTeed Grand Manor. These are thick, heavy shingles that look like natural slate from the street and come with 50-year or lifetime warranties. Some homeowners go further with natural slate, cedar shake, or synthetic alternatives like DaVinci composite tiles that mimic the look of natural materials without the maintenance headaches.

HOA requirements and design standards
Several Leawood subdivisions and the Mission Hills Homes Association have specific architectural guidelines that include roofing materials, colors, and sometimes even the brand of shingle. Before any roofing project in these areas, we pull the HOA covenants and make sure our proposal meets their standards. We've seen homeowners get halfway through a project only to get a stop-work notice because the shingle color wasn't on the approved list. That's an expensive mistake we make sure doesn't happen.
Copper and specialty metals
In these neighborhoods, you'll see a lot more copper: copper gutters, copper flashing, copper accents on dormers and bay windows. Copper costs more than aluminum or galvanized steel, but it lasts essentially forever and develops that green patina over time that a lot of homeowners in these areas love. We fabricate custom copper work for chimneys, valleys, and accent areas. It's the kind of detail that separates a good-looking roof from a great one.
