    Lenexa has changed a lot over the past decade. The City Center development brought a whole new energy to the area, and the neighborhoods keep expanding west and south. But head over to Old Town Lenexa on a Saturday morning and it still feels like a small Kansas town. We've done roofing work all over this city, and we like that mix, it keeps things interesting.

    Old Town and the established neighborhoods

    The homes around Old Town and the eastern parts of Lenexa, neighborhoods near Pflumm Road and 87th Street, go back to the '50s, '60s, and '70s. Some of these have been re-roofed two or three times. You see a lot of different styles: traditional hip roofs, some with dormers, a few flat sections on additions that were tacked on over the years. The character of these homes is great, but older construction comes with quirks. Smaller attics with less ventilation, original soffits that may not have vents, and occasionally some surprises under the old shingles.

    The newer side of town

    West of I-435, Lenexa is a different story. Lots of homes built in the 2000s and 2010s in neighborhoods like Falcon Ridge, The Villas, and around the City Center area. These are mostly newer construction with architectural shingles, but like we see across Johnson County, builder-grade materials don't always hold up as well as homeowners expect. A 10-year-old roof should look pretty good. If it doesn't, the original install or material quality might be the issue.

    Weather exposure in Lenexa

    Lenexa sits right in the path of storms coming across the Kansas plains from the southwest. There's not a lot of terrain to slow things down before they hit the metro, so when severe weather fires up, Lenexa tends to get it early. The city's had significant hail events several times in the last decade. If you've lived here through a couple of those, your roof has taken some hits. Even if it looked fine from the ground afterward, those impacts add up over time.
