What Happens During a Professional Roof Inspection

A lot of homeowners are skeptical about free roof inspections, and honestly, that's fair. Too many companies use them as a foot in the door to pressure you into a full replacement you don't need. That's not how we work. An inspection is an inspection. We're going to tell you what's there, what it means, and what your options are. If your roof is fine, we'll tell you that too. Look. We make money either way, so there's no point in lying about it.

What we bring and how long it takes

A standard residential inspection takes about 30 to 45 minutes, depending on the size of the roof and how easy it is to access. We show up with a ladder, a moisture meter, binoculars for steep sections, a camera or phone for photos, and a probe tool for checking soft spots in the decking. Nothing crazy, the experience matters more than the equipment.

The exterior walkthrough

We start from the ground, looking at the overall condition: sagging ridgelines, uneven surfaces, missing shingles you can spot from the driveway. Then we get up on the roof. We're checking the shingle condition, looking for cracking, curling, blistering, or granule loss. We check every penetration point, vents, pipes, the chimney, because that's where 90% of leaks start. We look at the drip edge, the valleys, the hip and ridge caps. We check the gutters for excessive granule buildup, which tells us how fast the shingles are aging.

The attic check

If you let us, and you should, we'll go into the attic. This is where you can see things you'd never catch from outside. Water stains on the decking, daylight coming through where it shouldn't, mold or mildew from poor ventilation, inadequate insulation. The attic tells the real story of how a roof is performing. We've found plenty of roofs that look decent from the outside but are rotting from the inside because the ventilation was never set up right.

What you get afterward

We put together a written report with photos. It covers what we found, what needs attention now versus what can wait, and rough cost estimates if there's work to be done. We send it digitally so you've got it on file. If there's storm damage, that report is exactly what your insurance company wants to see when you file a claim.
