Shingle manufacturers love to slap "50-year" on the label. But in Kansas, the weather has its own opinion about how long your roof is going to last.
Walk into any home improvement store and you'll see shingles labeled "lifetime," "50-year," even "limited lifetime warranty." Sounds pretty good, right? A roof that lasts 50 years would mean most homeowners never have to think about it again. But here's what the marketing doesn't tell you, those numbers are based on ideal conditions. And Kansas weather is about as far from ideal conditions as it gets.
What 50-year shingles really last in Kansas
We've been doing this long enough to see the real-world numbers. A high-quality architectural shingle rated for 50 years will typically last 25 to 30 years in the KC metro area. That's not because the shingle is bad. It's because our weather is relentless. We get UV exposure that bakes shingles all summer, thermal cycling that expands and contracts materials daily, hailstorms that physically damage the surface, and ice that forms along the edges in winter. No shingle test lab in the country can replicate what Kansas does to a roof over 30 years.

What the warranty actually says
Read the fine print on any shingle warranty and a few things jump out. First, most "lifetime" or "50-year" warranties are pro-rated after the first 10 to 15 years. So if your shingle fails at year 20, the manufacturer isn't paying for a whole new roof. They're covering a percentage, and that percentage shrinks every year. Second, the warranty covers manufacturing defects. It doesn't cover storm damage, poor ventilation, or normal wear from weather. Third, most warranties require that the shingles were installed by a certified contractor following the manufacturer's exact specifications. If anything's off with the install, the warranty can be voided entirely.
Why we're honest about lifespan
We could tell every customer their new roof will last 50 years and they'd probably be happy to hear it. But that's not how we operate. When someone asks us how long their new roof will last, we tell them the truth: in Kansas, plan on 25 to 30 years for a quality architectural shingle installed correctly with proper ventilation. That's a great roof. That's decades of protection. But it's not 50 years, and we're not going to pretend it is.
