Roof maintenance sounds like one of those things that's easy to put off forever. And honestly, your roof doesn't need a lot of attention. But a little bit of awareness at the right times can catch small problems before they become big ones. Here's a practical breakdown of what to think about throughout the year: nothing overwhelming, just common sense stuff for Kansas homeowners.
Spring: Post-winter inspection
March and April are when you want to do your most thorough check. Winter is hard on Kansas roofs: freeze-thaw cycles, ice, wind. Walk around your house and look up. Are any shingles missing or curling? Are the gutters still attached and draining? Check the attic for water stains or daylight coming through. If anything looks off, that's when to call for a professional inspection before spring storms make things worse.
Summer: Ventilation and heat check
Kansas summers are brutal on roofs. Attic temperatures can hit 150 degrees if ventilation isn't working right. Pop your head in the attic on a hot day. If it feels significantly hotter than the outside air, your ventilation may be inadequate. Good airflow pulls heat and moisture out, which protects the shingles from above and prevents condensation problems below. Also a good time to trim back any branches hanging over the roof.
Fall: Pre-winter prep
October and November. Before the first freeze. Clean out gutters and downspouts. All those leaves from the big oaks and maples in Johnson County end up in your gutters, and if they're clogged when the first ice comes, you're looking at ice dams. Check the caulk around vent pipes and flashing. Look for any shingles that got loosened by summer storms. This is your last easy window before winter makes everything harder to deal with.
- Spring: Visual inspection from the ground and attic check for winter damage
- Summer: Attic ventilation check and tree trimming near the roof
- Fall: Gutter cleaning, flashing inspection, and pre-winter repairs
- Winter: Watch for ice dams and heavy snow accumulation
Winter: Ice dam watch
You're not doing any real maintenance work in the middle of winter. But you should keep an eye on ice dams, those thick ridges of ice that form along the eaves. They happen when heat escapes through the attic, melts snow on the upper roof, and the water refreezes at the cold edge. If you see big icicles forming or ice building up along the gutters, that's a sign your attic insulation or ventilation needs attention. Don't try to hack the ice off. You'll damage the roof. Call a pro.
